I totally get it. I was a for sale by owner once as well before I got into real estate. I don't know if I had the right trusted partner. I had a lot of sales experience, so I thought I could do it on my own. I might have wanted a little control. Some sellers might have a sense of pride in their home and really want to showcase it. Think about what is important to you, saving on the commission, of course. I didn't mention that one, and that is probably one of the largest ones that people decide to go for sale by owner.

Looking at what homes have sold in your area is not enough, especially with the inventory. You're going to want to look a little outside of that and also understand what is currently active on the market and what just went pending. All of this will combine to make the perfect price target for your home that you certainly can't miss.

How will you market to the right buyers?

Marketing is really all about strategy. It's about all of the visual elements coming together with the right time and the right plan and place to execute for the most amount of interest, which will hopefully get you the most amount of offers and the best price for your home.
