In such a competitive market, many are wondering, what can $300,000 get you in the Northern area of VT? When it comes to Vermont real estate, I wanted to help shine some light on that in an area not only do I service, but my family is from, Franklin county VT.

When searching single family real estate in Vermont, prospective homebuyers will find that single family homes are further and far between in the competitive price range of $300,000 and under. That being said, in Franklin county VT YTD there were 69 single family homes listed between 200-300k and only 22 condos.

  • Of the 69 homes listed that have gone pending or closed 29 of them were under contract w/in 7 days or less

  • Of the 36 closed listings, homes are closing an average of 1.8% above asking price

  • The homes were manufactured homes, older farmhouses, ranches, capes and colonials with years built ranging from 1830 to 2022
